What is the pet policy?

Two furry friends welcome per home. Monthly pet rent of $40 per cat and $70 per dog. Non-refundable pet fee of $500 per pet. No! Big or small, we welcome most dogs at Villas of Pasadena. Breed restrictions do apply.

Are there breed restrictions?

Our pet-friendly community welcomes most breeds of dogs. However, because certain dogs do not thrive in a community environment, we cannot accommodate the following breeds, dogs resembling these breeds, or mixes of these breeds: Akita, American Staffordshire Terrier, Bull Terrier, Chow, Doberman, German Shepherd, Husky, Pit Bull, Presa Canario, Rottweiler, Belgian Malinois, and Wolf Hybrid. We also cannot accommodate exotic pets, such as snakes, rabbits, pigs, ferrets, monkeys, venomous or otherwise poisonous animals.

Our community is a breath of fresh air. With every lease agreement comes a commitment to absolutely no smoking of any kind anywhere on the property, so you and your lungs can thrive.

What parking options are available?

We offer various parking options to best meet your needs. Parking Options and Rates: Garage: Starts at $30, Garage Premier: Starts at $30, Garage Tandem: Starts at $50. Please note that additional charges may apply for parking upgrades and/or additional vehicles.

What lease terms are available?

We offer select lease terms of up to 24 months. Please reach out to the leasing team for details. Price range is based on lease length and specific move-in date.

How do I pay rent?

For your convenience, the best way to make all rent and utility payments is via Automatic Clearing House (ACH) debit. This is the easiest, no-hassle way to ensure your rent is paid on time. We also offer the ability to pay with Visa, MasterCard, Discover, American Express, MoneyGram, or personal check and money order for a fee.

Is renter's insurance required?

Liability coverage is required to live at our community, and we have options for you. You are pre-approved and can easily enroll in coverage through our preferred provider during your leasing process.

Question 8

What is the security deposit policy?

Accepted Answer

Security deposits are collected at the time of application and refunded depending on the circumstance. However, through our deposit-free program, Obligo qualified renters have the option of foregoing a traditional deposit in lieu of smaller monthly fee.

Question 9

Can I break my lease if I am active military?

Accepted Answer

If you are active military and receive PCS or deployment orders, we'll be glad to release you from your lease. All we need is proper written notice and supporting documentation in accordance with the Servicemembers Civil Relief Act.

Can I transfer to another AIR community?

Accepted Answer

You can move into another AIR community without breaking your lease! We offer coast-to-coast transfers to another AIR community. Security deposit and other fees may apply.

How do I apply?

Accepted Answer

Just yourself! Our online application makes it simple and easy. Each person 18 or older who will be living in the apartment home will need to fill out an application.

What are the income requirements?

Accepted Answer

In general, income must average 3 times the monthly rent for prospective residents; however, those requirements may differ depending on source of income. Savings, investments, and other assets may be considered for qualification.
